Insulation Requirements

The Florida Energy Conservation Code requires R-25 continuous insulation above the deck for mostcommercial new construction and major renovations. Polyiso insulation (the most common commercial roof insulation) costs $1.00-2.50/sq ft depending on thickness. This is ON TOP of the membrane cost and is a significant portion of the total.

For re-roofing where insulation is already in place and dry, it can often be reused, saving $5,000-12,500 on a 5,000 sq ft roof.
